Pay Your Down Payment & Closing Costs
You’re almost there—just two steps left. It’s time to send your down payment and closing costs. (Remember: closing costs are typically ~2–3% of the purchase price.)
The Morning Before Closing
- Your lender emails an estimated final amount (down payment + closing costs) and requests sending $1,000–$2,000 extra as a cushion for last-minute adjustments. Any overage is refunded at closing.
- You’ll also receive wire transfer instructions (account and routing information).
- Plan a long lunch break to visit your bank—most wires must be initiated in person.
- Confirm your bank’s wire cutoff time (often around 3–4 PM). The wire must be completed the day before closing.
Payment Method Rules
- Amounts under $50,000 are commonly accepted via cashier’s check (verify with your title company).
- Amounts over $50,000 must be wire transferred.
- Do not wait until closing day; title companies generally cannot accept incoming funds that day.
After You Send the Wire
Email our team, your lender, and your attorney so we can confirm the title company has received your funds.
Wire Fraud Alert
- Only follow instructions sent by the escrow closer at the title company (often via encrypted/password-protected email). Not from agents or attorneys.
- Wire instructions do not change. If you receive “updated” instructions, call the title company using a verified phone number (from their website or your attorney), not the number in the email.
Any extra money you send will be refunded to you at closing via check.
