Once you receive Clear to Close, we’ll schedule your final walk-through—typically the night before closing.
It takes ~20 minutes and confirms the property’s condition matches what you saw at inspection. The seller’s Realtor usually attends.
Please share your preferred day/time so we can coordinate.
What to Check
- Repairs verified per agreement; obtain paid receipts and any warranties in advance.
- Appliances working as expected.
- No new damage from seller’s move-out.
- All included items remain (fixtures, blinds, curtains, shelves, TV mounts, etc., unless excluded in the contract).
- Screens & storm windows present (installed or stored on-site).
- Test doorbell/intercom, alarm (if applicable), HVAC, and hot water.
- Broom-clean condition: generally clean, free of debris and personal items (no food in fridge, no clothing, etc.).
- Confirm trash day, parking details, and storage unit location (if applicable).
- Collect garage/openers, other remotes, and locate manuals/warranties.
What the Walk-Through Is Not
- Not a showing for friends/family or time for contractors to bid—do that after you own the home.
- Not a time to move in or drop off items—possession happens after closing funds.
- Not when you receive keys—keys are given at the end of closing.
Keys, Fobs & Mailbox
Confirm how you’ll receive keys/fobs/mailbox key. Typically, they’re given to our team and brought to closing.
In doorman buildings, verify if the doorman will hold keys and what documentation (if any) you need to present after closing.
If You Find Damage or Incomplete Repairs
You have options if something isn’t right:
- Delay closing to allow seller to complete repairs.
- Request escrow holdback so funds are reserved for repairs post-closing.
- Request a credit to cover the repairs and close on time.
- If no agreement can be reached, you may cancel (rare; last resort per contract terms).
