Pre-Marketing: “Coming Soon” Strategy
One powerful way to build early momentum is to pre-market your home as a “Coming Soon” listing (often called a pocket listing). We’ll discuss which tactics make the most sense for your property and timing, then execute a focused plan to get buyers excited before the public launch.
Tactics We May Use
- Promote via the MLS pre-marketing channel as “Coming Soon,” and on agent-only networks (e.g., Top Agent Network) to put the home in front of top REALTORS® early and build anticipation for day one on market.
- Send “Just Listed” e-cards to area agents featuring your Coming Soon details.
- Host a broker open as soon as the listing is live in the MLS.
- Schedule and advertise the first public open house for the Sunday after your live date, with general showings held until the open—this often creates a feeding frenzy on day one.
- Install a “Coming Soon / For Sale” yard or building sign to capture neighborhood interest.
Typical pre-marketing takes 48–72 hours. As soon as photos are back, we’ll switch the status to Active in the public MLS and begin showings.
