Repair Time
If you completed a pre-market inspection, we already have a repair list. If not—for example, the dishwasher hasn’t worked or the A/C is unusually loud—please tell us so we can fix items before going live. It’s better to address issues now than have them appear on an inspection report and spook buyers later.
We have affordable, vetted pros (repair techs, electricians, handymen, etc.) and we’re happy to book appointments, meet vendors at your home, and oversee the work.
Recommended Tune-Ups
- Touch up interior paint where needed.
- Re-caulk around every shower and tub.
- Service/clean both A/C and furnace (licensed HVAC).
- Steam clean carpets (e.g., Stanley Steamer).
- Replace any dead bulbs; use the highest safe wattage for each fixture.
- Have chimneys professionally swept and add a rain cap; repair any loose brick.
- Update dated cabinet hardware in kitchens and baths.
- Repair torn/broken window screens (your local hardware store can help).
- Test smoke and carbon-monoxide detectors; replace batteries as needed.
- Check downspouts for proper slope/condition; repair if damaged (single-family homes).
- Repair any damaged, broken, or missing roof shingles (single-family homes).

- Move/store personal items per the decluttering plan.
- Pay vendors directly (we’ll share all quotes/invoices).
- Tell us quickly if anything new breaks or malfunctions.
