What to Know Before We Go
You’ve picked your favorites from the MLS, we’ve scheduled your showings, and we’re headed out soon. Before we go, here are a few important tips to make the day smooth and productive.
Showing Requirements & Scheduling
- Most sellers require you to be pre-approved before allowing showings.
- Many sellers need 24 hours’ notice and may limit times (e.g., no showings after 6 PM or on Sundays).
- If natural light matters to you, try to view homes during daylight hours.
What to Wear & Bring
- Wear comfortable slip-on shoes—we may need to remove shoes in some homes.
- Dress for the weather; walkways can be snowy/icy/muddy. Some homes may lack AC/heat.
- Vacant homes may have utilities off (lights, water, HVAC).
- Bring drinks/snacks—touring multiple homes can be tiring. Restrooms may not be available.
Showing Etiquette
- Focus on the property, not the seller’s furnishings or decor.
- Avoid touching furniture/personal items; remind kids not to play with toys.
- The home inspection happens after an accepted contract—no entering attics/crawl spaces during a typical showing.
Privacy Reminder: Some homes have recording devices (e.g., nanny cams). Assume you’re on camera/microphone.
- Avoid discussing budget, offer terms, or strategy inside the home.
- If sellers are present, keep personal details minimal—they can impact negotiations later.
