Final Clean (Before Walk-Through & Closing)
While contracts typically require only “broom-clean” condition, it’s best to handle the final clean after everything is moved out and before closing. Ideally, you’re fully out and cleaning is complete before the buyer’s walk-through.
The buyer’s walk-through usually happens the evening before closing or the morning of closing.
How to Time It
- Move out completely first.
- Then clean (DIY or hire pros) before the scheduled walk-through.
- If hiring cleaners, book them as soon as your mover date is set.
Broom-Clean Checklist
- Remove all personal items and trash (don’t leave anything behind unless agreed).
- Sweep or vacuum all floors; quick spot mop if needed.
- Wipe visibly dirty kitchen and bath counters/vanity tops.
- Empty cabinets and drawers; quick wipe if crumbs or dust remain.
- Empty refrigerator/freezer; quick wipe if soiled.
- Bathrooms: quick wipe of sinks/fixtures; toilets empty and flushed.
- Remove donation/trash pickup items and boxes from the property.
If You Hire a Cleaner
- Provide lockbox access or meet them; confirm empty-home timing.
