Homeowner’s Insurance — Cancel or Transfer
Let your homeowner’s insurance provider know you’re moving and either transfer coverage to your new home or cancel the policy. The effective date should be the day of closing—not before.
Quick Tips
- Do not cancel early. Keep coverage in place until ownership transfers at closing.
- If buying another home, ask your agent to bind the new policy effective the day you receive keys.
- If your current policy is paid via escrow, expect a pro-rated refund after the loan is paid off—confirm your forwarding address.
- Notify your mortgage servicer that the policy will end/transfer at closing.
- Vacant period between homes? Consider short-term renters or contents coverage for belongings.
What they may ask for: closing date, buyer’s name, payoff/title company details, and your forwarding address for refunds and final documents.
