Inspection Period Closed — What It Means
Great news: we’ve negotiated inspection repairs/credits and finalized any contract changes. With that, the inspection time period is officially closed.
After this point, it’s typically harder for the buyer to cancel. If they back out for reasons other than a financing denial (per the contract’s financing contingency), the buyer will generally forfeit earnest money. Always refer to your specific contract terms and deadlines.
What We Focus on Next
- Buyer’s loan moves toward final approval (“clear to close”).
- Confirm any agreed repairs are complete and paid receipts are on file.
- Coordinate title/escrow docs (payoff, mortgage info, HOA docs if applicable).
- Start your closing prep: movers, utilities, insurance cancellations/transfers, and keys/garage remotes checklist.
- Track remaining contract deadlines (appraisal/financing, if still open) and closing date logistics.
