Your Home Is Live in the MLS - Now What?
Congratulations, your listing is active! All the prep you’ve done starts working for you now. From here, our job is to drive showings and bring you an offer.
What to Expect Next
- First showing requests typically arrive within 36–72 hours. We’ll notify you by text, email, or phone—your preference.
- We request 24 hours’ notice from buyer agents, but same-day requests are common. When you leave each day, plan as if a showing could happen.
- If pets/kids or schedules make short-notice tough, tell us—we can require 24-hour notice.
- We install a lockbox on every listing so buyers can get in on their schedule (with confirmed appointments).
Approving Showings
When a request comes in, you can approve, decline, or propose a new time. The faster we accommodate buyers—and the fewer reschedules we need—the sooner we can secure the right offer.
Timing & Being Out of the House
Most showings last 15–30 minutes. Please plan to be out for about 45 minutes total to allow early arrivals and buffer time. For example, if a showing is at 5:00 PM, be out by 4:45 PM and return after 5:30 PM.
Heads up on feedback: after each showing the buyer’s agent is automatically asked for feedback and buyer interest. Only about 30% reply. We’ll forward any feedback we receive. Don’t be discouraged, most buyers won’t be your buyer; we only need one who loves it.
Verify Your Listing Details
Once live, we’ll send you the listing sheet to review. Please check for accuracy and let us know if anything should be corrected or re-worded. We’re a team—your input helps us position the home perfectly.
