Your “Top 10” List
Write a Top 10 list of reasons you love living in your home. Focus on intangibles buyers can’t see at a glance—for example:
- Sunsets through the living-room windows
- Friendly neighbors and block get-togethers
- Tuesday farmers market down the street
- Quiet mornings on the back patio
These details help us write compelling remarks and create emotional connection for buyers.
Pick a Go-Live Date (MLS)
Tell us what date you want your listing to go live. We typically need about one week’s notice to finalize prep, photos, and marketing.
- Declutter and complete minor fixes
- Deep clean (DIY or professional)
- Confirm photographer date/time
Important: If your home won’t be live within 48 hours, we’ll need a Withheld (MLS) Agreement allowing us to delay the listing. Without this form, the brokerage can be fined $1,000. We’ll prepare the document for quick e-signature.
Tighten Your Social Media Privacy
Change your Facebook privacy so only friends can see posts/photos. Please avoid sharing why you’re selling (e.g., new job, relocating, new baby); that info can weaken our negotiation position if it circulates online.
