The buyer’s home inspection typically occurs within 3–7 business days after contract acceptance. The buyer schedules it; their agent will confirm the date/time with us. Most inspectors work weekdays, so plan for a weekday slot and prompt timing so the report can be completed quickly.
Scheduling & Access
- Sellers should not be present. The buyer, buyer’s agent, and inspector need private access.
- Single-family homes: expect about 3–4 hours depending on size.
- Condos/townhomes: plan for roughly 2 hours.
How to Prepare the Home
- Have the home looking like showings: beds made, dishes put away, pet items tidied.
- Ensure clear access to mechanicals (furnace, water heater, electrical panel), attic, crawl space, and garage.
- Remove or crate pets and take them with you if possible.
After the Inspection
Inspectors usually deliver the written report within 1–2 days. The buyer reviews it and their agent may submit a request for repairs or credits. We’ll negotiate those requests and aim for a fair agreement.
If significant issues arise: the buyer may have the contractual right to cancel and receive their earnest money back. Otherwise, if we reach agreement, we’ll document terms in a signed contract addendum/amendment.
Repairs & Proof of Completion
- Complete agreed repairs before the final walk-through (usually the day before closing).
- Provide paid receipts/invoices for all required work; we’ll share them with the buyer.
- If access is needed for contractors, we can coordinate and oversee.
